New Construction Guidance
Buying new is a different process from buying resale, and most of the surprises are avoidable if someone tells you the order things happen in.

Four steps, no surprises
Plan and lot first
Which plan fits the lot, which lot carries a premium, and which combination is actually available right now.
Structural options next
Some options have to be decided before the slab is poured. We go through those early, in person.
Pre-construction meeting
You sit down with the builder before work starts, so the house being built is the house you chose.
Pre-closing walkthrough
We walk the finished home together and list anything that needs fixing before you take the keys.
The short version
- Spray foam roof-deck insulation, 15-SEER HVAC and third-party blower door testing come standard
- 1-year workmanship warranty plus the 2-10 Home Buyers Warranty
- Homeowner’s manual and a designated warranty portal for requests
